We recently closed a loan for MFCP on an acquisition of a high-end retail center in Columbus, Ohio. In this uncertain economic climate, the CMBS capital markets were very volatile as closing neared.
MFCP was patient and very professional during the process and were able to react very quickly, which solidified the closing even with the volatile climate.

On November 12 a sale was closed on Bradford Plaza, a 94,520 square foot power center, shadow-anchored by a grocery store, to Bradford Plaza Capital Venture, LLC, a Texas limited liability company, whose manager is Bill Morris of Morris Capital Partners.
The court-appointed receiver and Midland, as Special Servicer for the noteholder, received and reviewed multiple bids for this property. While the price was certainly a defining element, Morris’ offer was selected based also on their knowledge of the property, consistent reliability during the bidding process, and reputation of following through on promises to perform as agreed.
Although this was an unusual closing with a few complex twists regarding the delivery of clear title, Morris did not disappoint the sellers. In the end, Morris closed at the earliest possible closing date, at the contract price and with no last-minute attempts to renegotiate the deal.
Midland will certainly consider future offers from Bill Morris.
In my current position as a Senior Vice President representing an Institutional investor I had the opportunity to team with Bill Morris on the acquisition and redevelopment of La Palmera Mall in Corpus Christi, Texas. La Palmera Mall is a one million square foot center with three Department Stores. This was a very complex transaction that required negotiating new anchor agreements, public subsidies, joint venture agreements and loan modifications.
From the onset Bill created an environment of cooperation for all stakeholders. This approach led to enhanced productivity and a positive atmosphere throughout the duration of a very successful project.
Bill possesses the ability to see the vision for a property and the skill set required to lead during implementation and execution to ensure the realization of the vision.
I found Bill to be off the highest integrity and thoroughly enjoyed our relationship on a complex project. He listened and strove to help all the stakeholders meet their expectations for the investment. La Palmera is performing very well and has been a success for all involved.

It is impossible to put into words the obstacles and undercurrents of Corpus Christi politics that Trademark and the Smith/Bevly partnership had to overcome to make the redevelopment project happen. Had it not been for Bill Morris leading the way for Trademark Properties, the deal would have never been done. Numerous times during the negotiations, many members of Trademark were ready to give up and some had; but Bill Morris never gave up. His tenacity, honesty and perseverance enabled this redevelopment project to come to fruition. Without him, I don’t believe we would be where we are today.
The Smith/Bevly families were able to save their investment and see it rise to the next level thanks to Trademark’s supervision. We will be forever indebted to Bill Morris for his efforts under very trying circumstances and seemingly insurmountable odds. Bill gave his word that he would do his best to get the deal done and he did. It has been a win-win for all of us.
